Communication

 

Our goal is to provide you with peace of mind concerning your property. We believe that

communication is key in achieving that goal. Placing a quick telephone call or sending an

e-mail notifying you of any issues that might arise  will be standard practice with us. We

are available to tenants on a 24/7 basis. Tenants are urged to call anytime with questions or

concerns. Emergency issues are taken care of immediately upon notification. A faster

response usually limits the amount of damage (and cost).   

 

Marketing

 

Our owners receive the benefit of our extensive advertising including internet marketing,

newspaper and print ads, and "farming" in the area to promote "word of mouth"

advertising.

 

Tenant Procurement

 

Prospective tenants are required to fill out our extensive application and are then screened

through background and credit checks. Emphasis is put on previous rental history

concerning promptness of pay and care taken of the property during their tenancy.

Our procedure has served us well in our quest to procure good quality tenants for our

properties. Once a tenant has passed our background and credit check we move on to

the next step.

 

Leases

 

Our leases are prepared by a law firm. The form type "fill in the blank" leases utilized by

some other Property Management Companies at times prove to be inadequate when put

to the test. Our rental agreement has been developed over the years, is continually

updated and includes many clauses that protect both the owner and tenant. All required

disclosures are made to insure compliance with the law.

 

Collections

 

Rents are due on the first of the month and considered late if not in the office by the fifth

 of the month. We are aggressive concerning rent collections and will work hard to get you

paid on time each month. We know all the necessary steps to take in the event the rent is

late or not paid, including taking action to evict.

 

Accounting

 

Accounting concerning your property will be maintained in our office. You will receive an

accounting report along with your check each month as rent is collected and proceeds are

forwarded to you. If any maintenance was done on your property, vendor invoice copies

will be included for your records.

 

Maintain Knowledge Database

 

We stay informed concerning changes and updates on current landlord tenant law,

community and condominium rules and regulations, and deed covenants and restrictions. 

 If at any time questions concerning the law arise, we consult with our retained law firm as

to the best possible way to protect our owners. Current copies of covenants and restrictions,

condo and community rules and regulations and landlord/tenant law are maintained in our

office  for reference.

 

Recordkeeping and Tracking

 

All property files and resident records are maintained and computerized reports are

generated and reviewed regularly to ensure maximum occupancy. Trends in rental rates

and market conditions are tracked to ensure marketability of your property. 

 

Inspections

 

Routine inspections are performed on every property during tenant occupancy. The

inspections allow us to monitor the tenants care of the property and to make note of

routine maintenance that might be needed. Owners are notified of any issues or required

maintenance which may be needed to avoid major problems in the future. We utilize

qualified vendors (handymen, plumbers, roofers, electricians, cleaners, etc.) that are

 proficient and provide their services to us at a reasonable

price.

 

Move out inspections are performed and punch lists are prepared as each tenant vacates.

Necessary cleaning and/or repairs are performed and tenants are charged out of their

security deposit as appropriate. We take pride in offering well maintained, sparkling clean

units to our prospective tenants. We have often been told "this is the cleanest place I've

been shown - this is really nice!" This is music to our ears, and money in your pocket.
